How much can happen in 5 months! Too much!

So, my last post spoke of an awesome time we were going to have remodeling a 3000 sqft fixer-upper we’d call home.  It came equipped with every possible room we’d ever want or need. However, God didn’t see fit for us to have that home. After the contract fell through, we were crushed, but also upset with our agent and his “negotiations” on our behalf. Everything happens for a reason. Although we didn’t know the reason, we were being set up for something we could never imagine. I would have been so worried about the Radon and electrical issues found in that basement…

Because we had already set our date to move out of our rental house, we would essentially be homeless thereafter. Of course we could find a quick apartment to rent or stay at a hotel, but some gracious friends family told us to stay with them, rent-free until we figured out our best option. We were thankful and also a bit upset that we would be moving our family of four–our new puppy Ginger, to a place we were sharing a bedroom and pup had to stay in the garage. We figured this was the best plan of action to save $ and continue to scour the planet for our next home.  During that time, we retired our current real estate agent and I started real estate school!  The hubbyman and I felt if we wanted it done righ, better just do it ourselves! In the meantime, another agent, happened to luck upon us… I knew my schooling would take a month, so I figured we can use this agent of we find something immediately and if I get licensedBedford we find a house, we will end our relationship and I’ll be our agent.

The search was relentless. I searched hourly to see if anything new had been posted in our MLS database. Yes, I found many. A  1 ac lot with a nice home, pool and guesthouse! Aww, my very favorite one I must say.  Cut short. 20 minutes in, the house had a contract. Sold in 4 days. One we viewed twice–loved it and ALMOST put a contract on had structural issues and was perched upon a hill. Can you say absolutely not!!! It was in a prestigious golfing community and the neighborhood was beautifully manicured! Our dream! Next came a short sale home that was across from the community park that I desperately wanted to live near. Two offers had been places on the home with no response from the bank in over 3 weeks. We figured we’d try our chance and offer full price. We knew itsvalues and a full price offer would not break our bank.  We submitted on a Sundau and Monday we did not hear from our agent.  It was only after we called her on Tuesday to inquire were we told that the bank had responded to the other offers  and that they must respond to them first with the counteroffer. When we heard, we knew it was gone. I continued the search…

We checked out a couple, but didn’t like the floor plan, amount of steps or lacked the needed schoolroom or man cave.  I got pretty down about it all and was not feeling like myself. I didn’t want to talk on the phone, be very social, or go out much.  It was a truly stressful time. I missed my brothers wedding because of all this turmoil…

It was brought to our attention a property that was not the most stunninggrrom the outside, but yet had a great neighborhood with houses that were not like monopoly—all the same anperfer toy 10feet between each of them. Went in the house  and we were wowwed by it. New kitchen,baths,and floors! OMGoodness! No one had used the toilets or laid their body  in MY clawfoot bathtub! I’m not OCD, but I’m particular about the “facilities.”. It was about 500 sqft less and the yard was only a half acre.  surprisingly though it met all of our needs and fit us perfectly. The house had been on the market for sometime (2 years) due to someissues with the POA over the home and who had rights to sell it.  Everything a wife/mama could ask for! granite counters, gas stove, hardwood floors throughout, gorgeous master and bath, office/playroom/school space, and of course–man central station! We put an offer in the same day. Yes somewhat out of desperation,but moreso because we truly loved it. 

Pit took,a while longer getting in due to the seller and all her baggage that came along with the sell of thishouse. We found out the widow who owned the home suffered a stroke and me PDF her daughters mad SIL conned her out of 2.5 million dollars from her husband’s 3 million dollars worth! So they had 10 boxes of lawsuits and paperwork at the courthouse when the title company went to make sure it would be clear and marketable. Major delay.  It set us back, but I can truly say it was a humbling experience and we are truly thankful for what we have and for those things God decided NOT to give us…

 

And yes, I am now a realestate agent 😉
